Metal Roofing Systems

Metal roofing is often found on commercial warehouses and distribution centers with sloped roofs. Affordable steel and aluminum are the typical metals used for these commercial roofing applications, but there are also mixed metal roofs. The benefits of metal roofing include eco-friendliness and durability, though this roofing is prone to developing rust and corrosion over time.

Single-Ply Membrane Roofing Systems

If your commercial building has a flat roof that’s white in color, it’s very likely a single-ply membrane roof system made from PVC or TPO roof material.

There are also black or darker colored single-ply roofing materials—namely thermoset EPDM rubber roofs—which have somewhat different benefits than their reflective, thermoplastic counterparts.

While original single-ply membrane commercial roofing has a long lifespan—potentially around 30 years or more when properly maintained—it will eventually begin to have problems. At this point, one of your best options for restoring your roof will be the application of a membrane coating system.

Interestingly, single-ply membrane roofing systems are so versatile that they are also appropriate as a restoration option for other, older commercial roofing types. If you have an existing asphalt-based roofing system but need better energy efficiency and waterproofness, for instance, restoring your roof with a new single-ply membrane system is often your most cost-effective alternative to total roof replacement.

Asphalt Roofing Systems

If your commercial building has what is commonly called a “tar and gravel” BUR roof or even a multi-layered “rubber” roof known as modified bitumen roofing, you have an asphalt roof system. Note that these materials are not significantly different from the asphalt shingles widely used in residential roofing applications. However, it is not likely that your commercial building has a shingle roof.

Asphalt roofing is one of the most “historical” systems, as it’s been in use since the 1800s throughout the United States. It is not installed very often today as a new roofing system, but you may be the custodian of an asphalt roof if your commercial building is older.

And while repairs to these roofs have often involved adding fabric layers (known as plies) or patching with more tar and gravel material to fix leaks, these techniques are messy and sometimes dangerous, as they add weight to the roof. Restoration with membrane coatings and single-ply roofing systems represent a better way!

Polyurethane Spray Foam Roofing Systems

Like single-ply membrane roofing, polyurethane material can be used either as a new roofing system or as a restoration option.

Note that if you have a spray foam polyurethane (SPF) roof today, the best news is that it’s probably not having problems! SPF roofing provides exceptional durability that often lasts more than 50 years. It is seamless and even adds insulation (R-value) to your roof, depending on how thickly it is applied.

However, SPF roofs will need to be touched up every few years. Additionally, as a restoration option over another roofing material, spray polyurethane foam is not always the most budget-friendly option. You’ll want to discuss your unique needs and expectations with an experienced commercial roofing contractor to ensure that you’re making the right choice for your roof—and your wallet!
